Housing Starts Surge in July

Construction approvals in Germany saw a significant rebound in July 2025, according to data released Thursday by the Federal Statistical Office (Destatis). A total of 22,100 residential units received construction permits, representing a 30.0 percent increase, or 5,100 more approvals, compared to July 2024, which had marked a low point for July figures since 2009.

The upward trend extends beyond a single month. From January to July 2025, a total of 131,800 residential units were approved, a 6.6 percent rise – equivalent to 8,200 units – compared to the same period in the previous year. This figure incorporates approvals for both new residential and non-residential buildings, as well as for new residential units within existing buildings.

New-build residential construction also demonstrated substantial growth. In July 2025, 17,800 dwellings were approved for new residential buildings, a 33.2 percent increase, or 4,400 more units, compared to the same month in 2024. The January-July 2025 period saw an 8.2 percent increase, or 8,100 more new-build dwellings, in residential buildings compared to the year prior.

The types of dwellings approved also varied. Approvals for single-family homes rose by 15.0 percent, totaling 25,400, an increase of 3,300 units. Conversely, approvals for two-family homes declined by 6.6 percent, reaching 7,100. Multifamily homes, the most prevalent building type, saw a 5.6 percent increase, with 69,300 new units approved in the January-July 2025 period, representing an additional 3,700 dwellings.
